Heat pumps in older Teesside homes

Interwar and post-war Teesside semis are the easiest heat pump candidates: filled cavities, cylinder space and radiators that usually need only two or three upsized. Solid-wall Victorian terraces can work well once the loft and draughts are dealt with, but where wall insulation is not realistic a hybrid keeping the gas boiler is the honest recommendation.

Why age matters less than heat loss

The claim that heat pumps only suit new-builds is wrong, but so is the claim that any house will do. What a heat pump needs is a house whose heat loss can be met at a low water temperature, and that is a function of insulation, air tightness and emitter area, not of the date on the deeds. A 1935 semi in Hartburn with a filled cavity, a 270mm loft and double glazing can run happily at 40 degrees. A 1900 terrace in North Ormesby with bare solid walls, a draughty suspended floor and a 100mm loft cannot, until the fabric is addressed. Both are old. Only one is ready.

The 1930s to 1970s semi: Teesside's sweet spot

Most of the housing across Acklam, Marton, Fairfield, Hartburn, Billingham, Normanby and the older Redcar estates falls into this band, and it converts well. Cavities were built and, in the large majority of cases, filled at some point since the 1990s. Lofts are accessible and cheap to top up. There is an airing cupboard, so cylinder space exists. Radiators were sized for 70 degree flow, which typically means two or three of the coldest rooms need larger emitters to work at 45. Design demand usually lands at 5kW to 7kW, and the whole job frequently comes in near the bottom of the £8,000 to £14,000 range, which after the £7,500 grant is a remarkably small net figure.

The solid-wall Victorian terrace: fabric first, then decide

Linthorpe, Newport, central Redcar, Thornaby's railway streets and Saltburn's tall period rows share the same physics: one brick or stone thickness, no cavity, high ceilings, suspended timber floors and generous heat loss. The order of work matters enormously here.

Do that and a terrace can run at 45 degrees with upsized emitters. Skip it and the design lands at 55, the efficiency falls near 2.5, and the owner concludes heat pumps do not work when in fact this installation did not.

Radiator sizing, the part nobody mentions at the door

Output falls sharply as flow temperature drops: a radiator giving 1,500 watts at 70 degree flow gives roughly half that at 45. The answer is more surface area, and usually less dramatic than feared. Double panel convector replacements in the same wall space often double output without moving anything, and modern K3 triple panels go further where a wall is tight. Fan-assisted emitters are the option in rooms with genuinely nowhere to grow, and underfloor heating in a ground-floor extension or a kitchen re-lay is the quietest solution of all. Microbore pipework, common in 1960s and 1970s Teesside housing, sometimes limits flow to the point where sections need re-piping in 15mm or 22mm, and that is a labour cost the survey should identify rather than discover.

When a hybrid is genuinely the better answer

There is no virtue in forcing a full conversion. Where the walls cannot be insulated in the foreseeable future, where a full emitter programme would mean lifting floors through the whole house, or where the existing boiler is only a few years old, a hybrid system lets the heat pump cover the mild majority of the year and hands the coldest weeks to gas. It is a compromise, and it is a far better outcome than a full system running at 55 degrees or a project abandoned altogether.

Two genuine dealbreakers

The first is hot water storage. A heat pump needs a cylinder, roughly 60cm square plus headroom, and in a small terrace or a flat where every cupboard has been absorbed into a bathroom there may be nowhere to put one. The second is siting: units need an outdoor position with airflow, sensible boundary distances and a route for condensate. A tight back yard shared between terraces sometimes has no compliant position. Everything else on the list is money and sequencing rather than a hard no.
